Dear Assistant Commissioner Colgate,
The Architects Council of New York feels that the proposed Buildings Bulletin Draft to clarify the applicability of PBU regulations for existing residential buildings is very good for alterations to older buildings using the PBU allowances.
It basically will allow older buildings (pre-1973) to take advantage of the increased FAR and lot coverage allowed in this area, even though it may not comply with current front yard or height requirements that apply to PBU.
We wouldthat a ‘master list’ of properties which have successfully proved their PBU status should be maintained by DOB or DCP for future reference.
It is certainly a step in the right direction to provide more flexibility in altering buildings in PBU areas and the Council supports this proposed legislation.
